I agree with comments of the author. The Tenant in Common Property can be a useful tool for allocating seperate assets to ones heirs and for those looking to simplify their life style by exchanging actively managed real estate assets for professionally managed properties such as TICs. There is one caution regarding the liquidity of investments in Tenant in Common Investments for 1031 exchange. There is no liquid secondary market for the buying or selling of fractional interests of Tenant in Common Properties. In general the intended exit strategy in TIC investments is to hold the investment until the entire group of investors sells the property to a third party.

It should be further noted that investments in TICs should not be relied upon for liquidity for payment of estate taxes.
